These Payment Terms ("Terms") govern payments you make to Impact Housing LLC, as managing agent for the property-owning entity named on your Occupancy License Agreement ("Impact Housing," "we," "us"), through the resident portal. They apply whenever you pay by bank account (ACH) or Western Union. You agree to these Terms when you check the authorization box on the payment screen.
1. Scope.
These Terms cover payments only — how you pay, what you authorize, and how payments are recorded and reversed. Your signed Occupancy License Agreement controls your housing relationship, including what you owe and when. If these Terms conflict with your Occupancy License on a housing matter, the Occupancy License controls; on a payment-processing matter, these Terms control.
2. Payment methods.
You may pay by linking a bank account (ACH, through Plaid) or by paying cash at a Western Union location. No payment method carries an added fee of any kind — there is no surcharge and no convenience fee for any method. The total shown on the portal before you submit a payment is exactly the total charged, to the cent.
Card payments. Debit and credit card payments are not accepted yet. When card payments launch, they will be offered as a single combined debit-or-credit option with no added fee — the amount authorized will equal your balance, nothing more. These Terms will not change when that happens.
3. ACH authorization.
One-time payments. When you submit a one-time ACH payment, you authorize a single debit from the linked account for the exact amount and date shown before you submit.
Recurring payments (autopay). When you turn on autopay, you authorize Impact Housing to debit the linked account on the 1st of each month, within the dollar range you agreed to, until you turn autopay off. Autopay is completely optional and is not a condition of your Occupancy License Agreement — you may pay manually every month through any accepted payment method instead.
Authorization is account-specific. An authorization applies only to the bank account you linked when you gave it. If you change bank accounts, you must authorize again for the new account — an old authorization does not carry over.
Bank statement identification. Debits will appear on your bank statement as: IMPACT HOUSING.
4. Variable amounts.
Your balance varies by design — a monthly license fee change, a discount, a one-time community fee, and sponsor splits can all change what's due month to month. Because of this, autopay authorizes a range of amounts rather than one fixed amount.
Within your authorized range. We send a courtesy notice about 3 days before debiting an in-range amount. This notice is not legally required, but it materially reduces the chance of an unexpected debit.
Outside your authorized range. If a month's amount would exceed your authorized range, we do not debit it automatically. Instead we give you written notice, by email and in the portal, at least 10 calendar days before the debit — stating the exact amount, the date, and the reason for the variance — before the debit is released.
5. Revocation and your stop-payment rights.
Turning autopay off. You can turn autopay off in the portal, or by emailing info@impacthousing.homes, at least three (3) business days before a scheduled debit date. Debits already submitted to your bank cannot be recalled, but all future recurring debits will stop. Turning autopay off never affects your housing — it only stops future automatic debits.
Your bank stop-payment rights. You may also stop payment on any preauthorized debit directly with your bank, orally or in writing, at least three (3) business days before the scheduled transfer date. Your bank may require written confirmation of an oral stop-payment order within 14 days of the oral request.
6. Settlement.
A submitted ACH payment is credited to your balance conditionally, as of the date you submitted it, while it is processing. We never show a processing payment as "Paid" — the portal displays it as processing, effective the date you submitted it.
Bank transfers take about two business days to settle. Once a payment settles normally, that conditional credit becomes final, still dated to the day you submitted it — so submitting on your due date counts as on time. A formal payment receipt is issued once a payment settles.
If a payment is returned instead of settling, the conditional credit is reversed and your balance is restored as if the payment had never been submitted — delinquent as of the original due date, not the date of the return. See Section 7.
7. Returns and reversals.
If a payment is returned unpaid, no fee, penalty, or interest of any kind is charged — no returned-item fee, no NSF fee, and no bank-cost pass-through. Your balance is simply restored and we will contact you.
We never automatically retry a returned payment, for any reason. A return raises a staff follow-up, and staff may re-present the payment manually one time, only after contacting you and confirming funds are available. Repeated automatic attempts can trigger fees at your own bank, which we will not cause.
After a return, we may require certified funds for your next payment and pause autopay until a staff member clears it with you.
8. Western Union.
You may pay cash at a Western Union location outside the portal. After paying, upload a photo or scan of your receipt in the portal. Staff review and confirm each Western Union payment, and your balance is credited as of the date you paid at the store, not the date staff confirm it. No fee is added for this method.
9. Error resolution — your rights under Regulation E.
If you believe an electronic fund transfer statement or receipt is wrong, or you need more information about a transfer, contact us as soon as you can, no later than 60 days after we sent the first statement or receipt on which the problem appeared — through the portal or by emailing info@impacthousing.homes, or by calling (478) 900-6202.
What to tell us. Your name, the bank account involved, a description of the transfer you are unsure about and why you believe it is an error or need more information, and the dollar amount of the suspected error.
What happens next. We will investigate your complaint and determine whether an error occurred within ten (10) business days of hearing from you, and will correct any error promptly. If we need more time, we may take up to 45 days to investigate; if we do, we will credit your account within ten (10) business days for the amount you think is in error, so you have use of the money while we finish investigating. We will tell you the results within three (3) business days after completing our investigation. If we decide there was no error, we will send you a written explanation and reverse any provisional credit.
10. Records and retention.
You can download a copy of any payment authorization you gave us, and your full payment history, from the portal at any time. Email info@impacthousing.homes if you need help finding either.
We retain your payment authorizations and payment transaction records for 24 months (2 years) after the authorization is revoked or after you move out, whichever applies.
